Pricing
All rates shown online are per room per night (unless otherwise stated). Rates are including VAT and excluding local tourism levies, if applicable. Rates are subject to change without notice. However, your rate is guaranteed once you receive a booking confirmation.
Payment
Upon arrival you will be asked to settle your entire reservation by cash, unless you have already paid by Paypal or otherwise. When you check out you will be asked to settle your account due.
Reservations
Within the room type of your choice, the exact room you will have is a surprise. If you want to book a specific room, a surcharge may apply.
Cancellation policy
We use two different cancellation policies, depending on the reservation you make:
Refundable reservations
There will be no cancellation fee for cancellations made up to 3 month on the intended date of arrival. For cancellations made in the period between 2 weeks and 2 days preceding the intended date of arrival, we will charge of 50% of the cost of the intended stay. For cancellations made 48 hours before the intended date of arrival or in case of no cancellation we will charge 100% of the cost of the entire stay.
Non refundable reservations
It is not possible to modify or cancel this reservation in any case. The total costs for all room nights, excluding local tourism levies (if applicable) will be charged directly after your reservation is made. Local tourism levies (if applicable) still remains to be paid in the guesthouse.
Guests of our guests
We welcome the visit of your friends. However, they have only access to the public areas of our house (i.e. terraces, first floor and garden). Inviting people to your room is only permitted when the duty manager is informed. When friend(s) stay over for the night a surcharge may apply. A night is considered to start at 23.00h.
Children
Children under the age of 2 can stay free of charge at our guesthouse, children under 12 will enjoy a discount of 50%, when sharing a room with at least one paying adult. Availability of suitable rooms is limited and portable beds may need to be used where such accommodation is sought. We do offer a child friendly breakfast and these are charged as taken.
Guests with impaired mobility
We endeavor to offer the same high quality facilities to our less able bodied guests. However, the construction of the building imposes some limitations. Please check with our team if you have any special requirements. We will do our best to accommodate your wishes.
Pets
The guesthouse is able to accommodate pets, but only after given prior notice. However, it is not allowed to leave a pet alone in your room.
Car parking
The guesthouse does not offer parking facilities. However, we can suggest several external parking facilities for our guests. For information on parking availability, please contact our staff.
Smoking
Please note that the guesthouse is fully non smoking, except for the garden. In case guests do smoke in the guesthouse, a fine of €150,- will be charged.
Arrival and departure
Rooms are guaranteed from 3pm on the day of arrival. Rooms must be vacated by 11am on the day of departure. Late check-out is possible, depending on availability, an additional charge per room may apply.
Pre-payments
You will be asked to guarantee your non-refundable booking with payment via Paypal. In case you have booked a refundable reservation, no payment is taken before check-in.
Complaints or comments
We take our guest satisfaction very seriously. It is best to file any complaint or comment regarding a stay at our guesthouse in the first instance to the guesthouse’s duty manager at the time of your stay so that we can resolve it immediately.

Although every effort has been made to ensure the accuracy of the information contained online, we cannot accept responsibility for any errors or omissions, and reserve the right to vary, amend, supplement or cancel any of the information or offers featured online at any time. In case the above terms and conditions do not sufficiently foresee in any case, Guesthouse manger will decide regarding this issue.
